10 Red Flags to Watch Out for in Any Delhi PG Before Signing
By Team Aspiro
The Moment to Walk Away Is Before You Sign
The most common version of a PG dispute follows a predictable pattern: the property looked fine during the visit, the agreement was signed, the deposit was paid — and then the reality diverged from the promise. This guide is designed to help you identify that pattern before you are in it.
Red Flag 1: Pressure to Pay Immediately
Any management team citing a "waiting list" or "last room available" to pressure a same-day deposit is using a sales pressure tactic. Genuine premium properties do not need to pressure families into immediate decisions.
Red Flag 2: Verbal Agreement Only
Ask for a written Resident Agreement before paying. Written terms make it easier to check what was agreed and keep a record if a dispute arises. Clarify any difference between verbal assurances and the document before signing.
Red Flag 3: Vague Deposit Refund Terms
"We will return your deposit when you leave" is not a refund policy. Ask for the exact conditions, timeline, and dispute process. If the answer is vague, the deposit is at risk.
Red Flag 4: No Current Residents Willing to Talk
If possible, ask whether a current resident is willing to share their experience. Participation should be voluntary and respect privacy. A resident’s unavailability is not, by itself, evidence of a problem.
Red Flag 5: CCTV Cameras Not Operational
Ask how common-area CCTV is maintained, who can access recordings and how faults are handled. Any demonstration should protect residents’ privacy and avoid exposing private footage. Cameras alone do not establish the quality of the overall security system.
Red Flag 6: Hidden Charges Revealed Late
Ask for a complete itemised cost breakdown, including electricity, laundry, maintenance, deposits and optional services. Late-disclosed charges need clarification before payment; do not assume an advertised rent includes everything.
Red Flag 7: Management Unavailable After Hours
If the answer to "what happens if my daughter has an issue at 11 PM" is "WhatsApp us in the morning" — that is a support void during the hours when support matters most.
Red Flag 8: Notice Terms You Cannot Meet
Notice periods and early-exit charges vary by agreement. Check the exact duration, how notice must be given and what happens to the deposit if you leave early. Choose terms you understand and can realistically meet rather than assuming a universal standard.
Red Flag 9: Defensive Responses to Legitimate Questions
A management team that becomes defensive or dismissive when asked standard questions about security protocols or refund policies is telling you how they will respond to problems after you have paid.
Red Flag 10: Negative Review Patterns on Google
Read reviews across ratings and dates. Repeated concerns are worth investigating, but a fixed number of reviews does not prove a claim. Compare accounts and ask management specific follow-up questions.
